Manhattan neighborhoods we serve

The list below is grouped the way we have always published it. A kitchen in each of these places is planned around its building as much as around its owner, so each group comes with a note on what the buildings there tend to ask of a renovation.

Uptown Manhattan

Washington Heights, Hamilton Heights, Sugar Hill, West Harlem, Morningside Heights, Manhattan Valley, the Upper West Side, Lincoln Square, the Upper East Side, Lenox Hill and Carnegie Hill.

Uptown has many historic districts. The Landmarks Preservation Commission lists historic districts for the Upper East Side, Carnegie Hill, the Upper West Side along Central Park West, Morningside Heights, Hamilton Heights and Sugar Hill, among others. In a building inside one, interior work that needs a Department of Buildings permit needs the commission’s approval as well.

Midtown Manhattan

Midtown, Midtown East, Midtown West, Columbus Circle, Sutton Place, Rockefeller Center, the Theater District, Tudor City, Little Brazil, Times Square, Hudson Yards, Hell’s Kitchen, Herald Square, Murray Hill and Madison Square.

Midtown is offices as much as apartments, and we renovate office and commercial interiors as well as homes: see our commercial spaces page. Tudor City and Murray Hill have historic districts of their own, and so does the area north of Madison Square.

Between Midtown and Downtown

Kips Bay, Rose Hill, Curry Hill, NoMad (north of Madison Square Park), Peter Cooper Village, Chelsea, the Flatiron District, Union Square, Stuyvesant Town and Waterside Plaza.

Chelsea has a historic district and an extension to it. Wherever the building, the city’s hours apply: construction is allowed between 7 am and 6 pm on weekdays, and anything else, weekends included, needs an after-hours authorization.

Downtown Manhattan

Alphabet City, the East Village, Greenwich Village, NoHo, the Bowery, the West Village, the Lower East Side, SoHo, Nolita, Little Italy, Lower Manhattan, the Financial District, TriBeCa, the South Street Seaport and Battery Park City.

Downtown has a long run of historic districts: Greenwich Village and its two extensions, NoHo, SoHo-Cast Iron, four Tribeca districts, the East Village and Lower East Side district and the South Street Seaport. If your address is in one, the commission’s review belongs in the schedule from the start.

What your building decides

The neighborhood matters less than the building. These are the things that change a renovation from one Manhattan address to the next.

Co-ops and condos

The board has a say twice: once under the building’s own alteration agreement, and once on the city’s permit filing, where the Department of Buildings asks a representative of the board to confirm that it has authorized the application. Buildings also set their own working hours. One of our co-op clients had a window of 9 am to 5 pm, shorter than the city’s. Older buildings

Age brings two checks, one for asbestos and one for lead paint. The dates that matter are April 1, 1987 for the asbestos assessment the Department of Buildings asks for before a permit, 1978 for the federal lead rule and 1960 for the city’s own lead law. Each is explained on our questions page.

Townhouses and brownstones

Brownstone and townhouse gut renovations are on the list of what we do. After demolition comes the rough-in, which is the structural, plumbing and electrical work, and then the carpentry and the finishes. Homes that stay occupied

Some of our clients have lived in their apartments through a renovation, and you can read how that went in their testimonials. When a home in the building stays occupied during the work, the plans filed with the Department of Buildings have to include a tenant protection plan, which our questions page describes.

Combined apartments

The Department of Buildings lets two apartments be joined into one larger home without a new certificate of occupancy when its conditions are met. Together with our design firm we provide the planning and the permit pulling. The conditions are set out on our apartment renovation page.
